Large self catering house in Southwold

23 North Parade is a large, family owned three-storey Victorian semi-detached house in a fabulous position on the Southwold sea-front.  With uninterrupted views of the sea, 23 is a stone's throw from the beach between Southwold's unique pier and the lighthouse and is only a few minutes' walk from the centre of town.  Lovely walks to the harbour and back take you down the beach and across the common. 

The house is extremely popular during school holidays and half terms, and our tenants also come to enjoy Southwold's festivals and events such as Ways with Words, Scripture Union Beach Mission, Southwold Arts Festival and Latitude Festival and we have many guests who come back year after year.  We take bookings for weeks, weekend and short breaks.  Bookings normally start on Fridays, or Mondays for midweek bookings.

Sleeping twelve in six bedrooms, it is great for groups of people or several families.

Catering for and feeding large numbers is easy in the family kitchen and high-ceilinged dining room looking out over the sea.  The private back garden is a real sun-trap with seating for plenty of people and an outdoor table tennis table during the summer.  Upstairs on the first floor at the front of the house, the spacious sitting room is a place for all to gather, socialise, play games, relax and watch the world go by. 

Centrally heated throughout, there are two double bedrooms and four twin rooms.  The ground floor bedroom has its own ensuite shower room.  There is a double and a twin bedroom on the first floor, where there is also a toilet, a small shower room and a bathroom with a bath and toilet.  On the top floor, two of the three bedrooms have fabulous sea views and there is a separate shower room.

On sunny days you can enjoy breakfast in the front garden, soaking up the morning sun.  In the afternoon, you can enjoy the sun in the shelter of the spacious back garden – without the wind!   Or you can just walk across the road and down the steps onto the beach for a bracing swim and some serious sand-castle building. 


The large, well-equipped family kitchen has a farmhouse feel with a range cooker, fridge-freezer, microwave oven and handcrafted oak work tops, plenty of cupboard space and a bright eating area with double French doors leading out to the west-facing back garden. It is fully stocked with all the equipment you need to cook for and feed a large group of people, and for those times when you are fewer people, there is a small round table for cosy eating.  Underfloor heating keeps it warm in winter.

The dining room seats 12 people round a family table and looks out over the sea. A rather battered piano can be used to entertain, if you don't mind it being very out of tune, or you can lie back and relax on the chaise longue.

The restful sitting room on the first floor has plenty of comfortable seating, and is equipped with games, books and a TV to entertain - if you can resist looking out of the bay window, people-watching and enjoying the ever-changing sea.

The downstairs bedroom has twin beds, storage space and an ensuite shower room. The larger bedroom on the first floor has a king-sized bed, wardrobe and chests of drawers, comfortable seating and a handwash basin. The smaller bedroom has twin beds and a cot and is next to the newly refurbished bathroom. On the top floor, there are three bedrooms with plenty of storage space and a shower room with shower, loo and basin. A twin room and a double room with a king sized bed both look out over the sea and the twin bedroom at the back of the house looks out over the town.

Through double doors from the kitchen, there is a terraced, well-maintained garden which is a perfect, wind-free west-facing suntrap where you can enjoy the afternoon and evening sunshine. It has plenty of garden seating and a built-in barbecue and an outdoor table tennis table. A paved area with stone bench in front of the house catches the morning sunshine. 23 has private, off-street parking for up to 4 cars and a garage containing bicycles, extra chairs and crabbing equipment for guests' use .

       Bookings now being taken from January 2020 for max 6 people at reduced rates.  Please email for details.  

    • Bookings are normally from Friday at 4pm to the following Friday at 11am. Please do not arrive any earlier than 4pm as the property may not be ready for you.
    • We accept last minute bookings, and the house is also available for short breaks. Short breaks are usually from 4 pm Friday to 6 pm Sunday or Monday (2/3 nights) or Monday to Friday (4 nights). Any additional nights are charged at one seventh of the weekly price. Please phone first to check for availability.
    • The property is insured with Public Liability Insurance.
    • Dogs are welcome if booked in at the time of booking – there is a £20 charge per dog.
    • It is advisable to arrange your own personal travel insurance for your holiday.
    • As the property is on 3 storeys, we regret that it is not suitable for wheelchair users.  However, the ground floor has level access from the road and the downstairs bedroom has an ensuite.
    • Bedding is available at a cost of £140 for 2020 per booking and all the beds will be made up.
    • Bath towels and swimming towels are NOT provided.  Hand towels, bathmats and tea towels, are provided. If you do not choose the bedding option, you must bring your own duvet covers, sheets and pillowcases, but all other bedding is provided.
    • There is one cot and mattress and a high chair.
    • A welcome pack of tea, coffee, bread, milk and chocolate together with a small amount of washing powder and dishwasher tablets is in the kitchen on arrival.  This is not enough for your whole stay.
    • No smoking is allowed in the property.
